Nibley P&Z says yes to new buildings and businesses

NIBLEY -- Three building permits and two conditional use permits/business license requests were approved during Wednesday's planning and zoning meeting.

The committee, short one member, approved all requests unanimously.

Carrie Cook, Paul Howell and Kelly Leishman received building permits for a garage, storage shed and shop, respectively. Bonnie Archibald and Steven Shaw received conditional use permits and business licenses for businesses to be run from their homes.

Cook originally requested a building permit for an unattached garage, but after mentioning half of the garage will be used as a home business, was denied.

The committee told Cook ordinances in her area, which is zoned residential, prohibit operating a business when not in the primary residence.

"If it's connected to your house, that would solve a lot of problems," committee member Todd Hansen said.

Cook agreed she and her husband would change the plans so the garage would have a connecting roofline with their house. The committee approved the building permit under the condition the buildings would be connected.

Committee Chair Steven Farnes told Cook to return for a business license after the structure has started to be built.

Howell's and Leishman's requests were approved within minutes.

Archibald received a conditional use permit and business license for a massage therapy business to be run from her home at 2510 S. 660 West. Shaw's permit and license will be used for a home office.

Archibald received the permit and license under the stipulation that clients could park in her driveway. Committee member Dori Petersen asked for the condition to be written into the request because Archibald's home is so close to Nibley Elementary and the street in front of her home is used as overflow parking for the school.

In other news, the committee approved Rod Blossom's request for preliminary approval for the second phase of Clear Creek Subdivision, which he is developing.

"I don't know that we really have anything new in front of us," Farnes said of Blossom's plans.
