Committee watches for long-term interests of citizens By

Dean Mauer stormed out of the Nibley Planning and Zoning Meeting on Feb. 28 after his seventh attempt to get the committee to pass his plans to develop his land for a subdivision failed again. "He'd be happy to just build shacks on the land and leave," Bonny McBride, the clerk, said at the close of the meeting. "The committee has to watch out for these kinds of things so the city doesn't have to pay for it in years to come." The proposed building project was for a new road for a subdivision at 2700 South next to Highway 165 and southeast of the Nibley Bridge. McBride said Mauer wanted to build everything as cheaply as possible to maximize his profit, but future homeowners would eventually pay the price for his haste. The plans were tabled on Mauer's request until he meets the following provisions set by the committee: services, such as fire hydrants, must be shown in their proper positions on the plans; the drawings need to reflect the way the subdivision will look in its final stage; drainage plans must be clearly labeled and defined and the components of the road must be shown in a cross-section. "He'll walk away and the homeowners will come to the city when they have a hole in their road, and we'll have to turn them away because we donít own it," Todd Hansen, the city council representative, said. Mauer was frustrated with the plans failure to pass because he thought everything had already been worked out in previous meetings. "His problem is that he talked to too many people," Hansen said. "Everyone gets frustrated and nothing works out." Mauer said he would take the plans back to his engineer and bring them before the committee when they have been changed. "I guess I'll have to fire my engineer," Mauer said. "I've had about all I can take of Phase One." Mauer said he expects this project will take another three years to complete. "This can go on and on. It's not youíre fault, it's not my fault, but it's somebodyís fault," Mauer said.
